One visit, three deliverables a phone can't provide.
We don't sell "the video" — anyone with a smartphone is already competing there. We sell the site visit: one visit and three results that make the difference in the listing and at the negotiating table.
This is what your client would receive
We scanned our own studio exactly as we would one of your properties. Open it: it is the very link that would go into the listing.
Visit our studio, in 3D
It works on a phone as well as on a computer and, with the Misura (Measure) button, you can measure the rooms. No app, no account: just a link.
Your client visits it. And measures it.
In the tour we measured the distance between the two windows: 1.17 m. With a tape measure: 117.5 cm. Less than a centimetre apart. That is what your client can do from home, before even booking a viewing.
Indicative measurements, with a tolerance of a few centimetres.

Navigable tour
A link for the listing and an MP4 for social media. It is the hook the agent uses to win the instruction from the seller: whoever opens it isn't watching a film, they are taking a tour. And with one tap they can also take indicative room measurements.
Dimensioned floor plan
Areas that are measured, not estimated. A floor plan is needed anyway, and wrong square metres in a listing are a frequent cause of disputes.
Planning compliance check
A comparison between the surveyed existing condition and the building permits on file, before negotiations begin.
Why the third matters most
An agent's nightmare is the sale that collapses at the notary over a planning discrepancy. A service that brings it to light at the first site visit is not a marketing cost: it is insurance.
And when there is a discrepancy, we don't pass the client on to someone else: we can handle the regularisation ourselves, from the check to the retrospective approval. For the agency, that means one point of contact from site visit to signature.
All three deliverables come from a single SLAM laser-scanner survey: from it we derive the navigable tour, the measured floor plan and the comparison with the building permits. How 3D surveying works →
Clarity on privacy
A 3D model of a lived-in home captures everything: furniture, belongings, sometimes people. That is why we agree three points in writing with the agency.
The agency holds the owner's release to survey the property and publish the model before the site visit.
We agree who keeps the model and where, to avoid copies circulating without control.
We set how long the tour stays online: a listing sold two years ago that can still be reached is an avoidable problem.
